Glad I finished my basement before this went into effect.
Also, people have been leaving. I would like to as well but tied down at the moment.

And the property taxes are preventing me from building a bigger house. Making do with my cozy little ranch because paying damn near $7k in property taxes a year just pisses me off.

A house I was going to build off the river was going to run at least 14k/yr in taxes. Some houses on the river are 20k a year.

Meanwhile, they still can't figure out the pension problem as its about 3B short now.

Aside from dictatorial state gov. and lofty property taxes...WNY...(not NYC area)..we're as far west as you can get from that cesspool...is really a great place..avid sports town..tons of recreation venues...NO TRAFFIC...you can get across town from anywhere in 20 minutes..realestate is reasonable..summer is great as well as spring and fall...winter can be difficult @ times...awesome restaurants...(with no waiting)...cultural venues...and of course Lake Erie..for watersports....No wildfires..no hurricanes...no floods..no monsoons..no earthquakes....NO SHARKS...NO GATORS...NO LIZZARDS...NO MOUNTAIN LIONS...and good paying jobs...(for those that want them...)...don't see me leaving anytime soon

Property taxes are high...(not the highest in the east by any means but none the less high)...usually dependent on where you build..a 3500 sg ft house could vary as much as 20% depending on the municipality...sales tax in Erie County in WNY..8.75%...which I believe is one of the highest in the state...

Funny thing about that..I have a friend (retired NYS Trooper) that lives on the East coast ..(Lake Worth Fla)...he's been down there 15 yrs. or so..his mortgage on his condo is very reasonable and manageable ...but his maintenance fee's have sky rocketed..(now more than his mortgage....and now to meet insurance requirements...all the roofs in the association have to be replaced...it's a 12 million dollar undertaking...the association fees are such that many residents are forced to move...(some with nowhere to go...)...my point is taxes...or condo fee's on a fixed income..can be very problematic...

I don't support EVs, but the sad thing about this is that a circuit for a welder, and a circuit for an EV are very close to each other in capacity, and they aren't that much to install (having just done it myself).

Further, what new houses don't have a 200amp service??? Maybe a small apartment, but any new, modern house is going to have 200amps.

No question there is an exodus from NYC...not so in WNY...we have an influx of young professionals migrating into the area due largely to expansive growth in our medical corridor..and the tech segment of our revitalized commerce centers...these are very well paying jobs...and has had quite an impact on all aspects of urban development of the City of Buffalo....

Yes. @1971demon gave a good answer, but the simple answer is yes. A modest home in a good neighborhood is $8k, easy. A nicer house in a nicer neighborhood, you can eclipse $20k pretty easily in property taxes. The gift that keeps on giving.

Edit - to be fair, I’m including school taxes in those numbers. On a $250k house in a good hood it’s $4k in property and $4k in school.

Adjacent to the apartments is a separately leased car park giving a total of twenty four parking spaces that can use the charging facilities.

I was always amazed when visiting friends in Chicago suburbs years ago. The unions had really padded the building codes. All the romex in the basement had to be enclosed in metal tubing, two sump pumps, etc.
